Lumina Condominium Will Complete the Landmark Emerald City Community

Purchasers have one final opportunity to buy a new condo in a dynamic urban neighbourhood in one of the best locations in the GTA.

Lumina, a boutique 13-storey building, with 254 suites, will put the finishing touch on Emerald City, a large master-planned community at the corner of Sheppard Ave. E. and Don Mills Rd. in North York. It is  near the Don Mills subway station and the almost 200 shops of Fairview Mall, and just minutes from Highways 401 and 404 and the Don Valley Parkway.

Emerald City has been a landmark project for Elad Canada. The project was a catalyst in the revitalization of the Sheppard corridor and is an outstanding example of transit-centred intensification.

“Lumina is the last opportunity to buy in Emerald City and is an intimate boutique building,” says Dror Duchovny, vice president of marketing and business development for Elad Canada. “We’ve been developing this community for 10 years and it’s been extremely successful. It’s been a flagship, not just for our company, but for North York.”

The first three towers in Block A—Emerald City 1,2 and Dream Tower—along with 11 townhomes are fully occupied.  The new Parkway Forest Community Centre, built by Elad Canada in consultation with the city, has become a hub of activity for the surrounding neighbourhood and includes an aquatic facility, fitness centre, and daycare.

Residents have moved into the first tower in Block B, The Colours of Emerald City, with buyers of  Fifth on the Park and The Park Club set to take occupancy in early 2019. Construction is underway on the first tower of Block C, The Peak, and all released units in the second tower of Block C, The Point, have been sold.  Lumina will round out Block C. All buildings in Emerald City have been designed by award-winning Toronto firm, WZMH Architects. Lumina’s sophisticated interior design is by Tanner Hill.

“Lumina will have the seven-storey Oasis Collection (podium) and 35,000 square feet of freehold retail space, which makes it unique,” says Duchovny. “Almost all of the buildings in Emerald City have a small retail presence, but not a large-concept freehold retail space like this.”

Lumina will have its own lobby, concierge services and gathering lounge. It will share amenities with other Block C condo buildings, including indoor pool, his and hers change rooms, sauna and hot tub, yoga studio and fitness room. Other shared amenities include a theatre room, multi-purpose room with lounge and billiard table, landscaped outdoor terrace, private dining room and guest suite. There is also family play lounge to accommodate families with young children who live in Emerald City.

Lumina’s suites offer “affordable luxury”, with prices starting from the high $300,000s. A wide range of suites, from 498 to 895 square feet in size, are available, including one and two-bedroom, one and two bedrooms with flex space or dens, and three-bedroom units. The larger suites are designed to accommodate family living.

“At Lumina, we have paid great attention to the floor plans to make the suites very efficient and to maximize square footage,” says Duchovny. “We are very focussed on that. Storage is important, whether you are a single, a couple, or a family. People want to host, want to sleep, want a place to put their things in.”

Emerald City has been well received by both end users and investors and has many repeat buyers, who appreciate the convenience of the location and the proximity to various corners of the GTA.

Emerald Park overlooks Parkway Forest Park and provides easy access to Betty Sutherland Park and the East Don Parklands, with connections to bicycle and jogging trails that wind through the Don Valley to downtown.

Emerald City has evolved into a diverse, multicultural neighbourhood with residents ranging from students to young professionals, from empty nesters to young families.

“The neighbourhood is full of people, full of life. Everything you need to have a full life is here,” says Duchovny.

Elad Canada, established in 1997, is a leading developer specializing in mid- and high-rise condominium development and master-planned communities in Toronto and Montréal.

Elad’s next Toronto project is the redevelopment of the 12-acre Galleria Shopping Centre site at Dupont and Dufferin Sts. Elad and Freed Developments partnered to purchase the west end mall and the future project is envisioned as an innovative master-planned community, similar in scale to Emerald City.
